Are realtors a good source?

Florida's subsidized insurance provider, Citizen's Property Insurance, is the provider for sinkhole properties - and you'll be limited to that source; the cost will be higher. 

Our work has slowed down and we now have time to explore real estate as another source of income.

She's sourced properties for me and sold some as well. 

The entire street and surrounding streets are all have a well as the water source.

@Daniel Hansen your approach will get you a long way and could help you to build a relationship with your managing broker that extends beyond being paid an hourly rate for your work.My suggestion would be to keep sourcing off market deals for you to work on together.

Do you have set source you use to understand estimated rehab costs in this specific area or did you just get the knowledge from experience and calling various local contractors?

The water will probably go out the same way it got in there but at this point, you need to find the source of the water and make sure you have that resolved.Regarding holding the tenant responsible, unless you "know" it was them causing the issue, I think I would just try to get the problem fixed.The water won't damage the vinyl.
