I def understand where you are coming from and its not a deal breaker. there were 2 points i was told by more seasoned wholesalers on why i should care. 1. to better my relationship with the title company to help give me better rates that will help me with paying for closing cost.2. i know they are investor friendly so the deal has a better chance at going thru smoothly.

Many leads have little-no experience OR have no 'team' in place so if you can have a smooth transition to intro your preferred partners, conversion will be even higher.Keep us posted on how it goes!

Then, throughout the investment, you'll need to manage the management team (hopefully not too hard if you selected a good one), tangentially deal with some difficult issues (capital expenses, evictions, etc), and make sure that you are correctly covered from a tax and legal standpoint.But, with the right upfront effort, some good decisions with respect to management and some ongoing diligence to ensure everything is going smoothly, it's not too tough.If it's not clear from what I wrote above, owning rentals is not completely passive, and if you don't find a good management team, it may not be at all passive.
