Get a security deposit no matter who it is that is renting.

I'd put a deposit down immediately, and close in May/June on the new home.

I owe 65,000 on the note Property is actually worth 200,000 I'd ask 225,000 to negotiate with buyer My thought to do this myself would be to ask the buyer to put down a deposit of 65,000.

After the sale took place, escrow refunded the deposit to the original buyer, and I took some of the proceeds from the contract sale and added to the refunded escrow amount, essentially doubling his investment in one month, an incentive for leaving the escrow money with escrow another 30 days.

I found the reason why and thanked then for being good tenants for the time they were there (all good things come to an end at some point) but I use the opportunity to present my gratitude which will pay off in the long run, I also plan to return their security deposit if the property is left in good condition.

They are keeping all the slots full year round with very little maintenance.

If the two tenants that left gave you a deposit, use that to clean up both rooms, take care of any minor touch ups in the apt and take some pics to get the rooms rented again.
