Hi @Julian BuickThe kI would study self-directed IRAs and look into using some cash for private lending over going out and buying propertiesMaking 12% as a private lender on a Roth IRA is a pretty good idea

Unless they're self insuring, which they will lose their butt on that if they are around for the next 10 years giving away equipment at that price. 

Therefore while I self manage and do it all myself, I know a lot if people follow up and check in regularly to make sure that it's down correctly!

After beating my self up the 45 min drive home I came to a conclusion, this here as good or bad even if all I do is break even on this will be a lesson learned for the books, NEVER PUT DOWN EARNEST MONEY ON A WHOLESALE!!!

I self-manage even from out of state but there area higher expenses when you can't do it yourself.
