I would suggest you would have an addendum stating how to properly live with this type of pump and failure to comply will result in tenant charges to repair or replace accordingly

Also, having been in the biz as long as I have been I know the questions to ask the proper answers.

To properly value a park requires a fairly deep understanding of how they will operate, given all the potential variables.

It would be a lot harder to call you negligent unless as an agent you did not properly address concerns and they can prove it. 

Though I understand certain things must be in order for business to run properly.

Just because you could be sued though doesn't mean they would win and I would think you would have to have some sort of negligence, just keep up with the property and ensure your tenants have the proper insurance.
