We project rentals rates to be around $875/ month.

I have not undertaken such a project but the upside is there and I want to learn what I don’t know. 

If I could go back in time a few years, I would have sought out a partnership before taking on certain projects as it would have saved me quite a bit of money and headache.

If you need that kind of performance as an agent, you may want to decide if selling houses is your real passion or you should get into a field where you need to make up clock cycles on some highly graphic intensive project.

How do you get started in developing the contacts and network for these type of projects?

We all realize that this project could end up being a huge learning experience with little to no profit.Maybe part of my question should be if there are some structures in place that folks have used (and we can make it easier with just one monetary investor) - whereby the investor is taking risk with $ and time put into the deal and the GC is taking risk by investing his time to the project for a % of the profit.
