Hi Joshua,I'm no direct mail expert yet, its a work in progress, but i just wanted to mention to you that when you are looking for pre-forclosures a lot of the time the owner is in the midst of selling and just stops making the payments to the lender for the last few moths as they approach the close of escrow date. try and find a way to scrub your list against this so you don't waste money.
