You should also start looking more into tertiary markets like the ones many of us were stationed in across America, if you remember on-base housing, its not the best and neither is the off base housing, so you may want to consider providing that better choice for your fellow Marines.

Located next to a newer Walgreens, Ruby Tuesday and popular liquor store with an Applebees, Outback Steakhouse and Starbucks nearby.I was being what I feel is conservative and estimating $7,000/yr for repairs and another $10,000/yr for CapEx, plus $2,000/yr for snow/lawn care and 8% vacancy allowance or $8,200/yr.Any advice, tips or suggestions would be greatly appreciated!

We get a free inspection every year or every other year from the Housing Authority and when the Section 8 tenant ever loses their job (because contrary to popular thought, MOST tenants with a Section 8 Voucher have a job) the Housing Authority actually covers the entire rent until they get another job.

When you can, jump in the pool and test the water.A little caution with that water, as unless you have a good idea what's under that surface, going head first is not the choice I would make.Just don't expect to get in the water and jump out clean and dry the first time.
