It's a perfect storm of: demand, cheap, no other investors like them (buy what's hated), and no one finances them so sell with your own financing.  

What you're trying to accomplish with your site is perfectly doable with the some simple marketing tactics.

Otherwise, the investor would have to be well funded to pay retail every time, and the only way to grow is through their own capital and not real estate value investing.Is this model always perfect?

@Olga GrayI agree with @Kenneth Garrett that you can use an online source, but they are not perfect and some people who set up those LLCs aren't actually protected due to other circumstances - Check out this article for some examples.
