Everything else looked great.It was a hot home on the market, a lot of offers were being placed and a lot of showings for the home even outside of open house days. 

I'm looking at a house that isn't directly adjacent to a freeway, but is quite close, and above on a sloping hill, so it's quite noisy outside.

Last week when I took a walk outside she was doing some planting outside and we had a conversation.She told me she's going to move to the NE to be closer to her kids, and will be selling the house. 

The outside would include sealing as well as pressure washing, followed by a paint job.  

So its Sunday and of course I'm riding around Charlotte looking for properties and I actually had a meeting with a wholesaler offering a property in Gastonia (little town outside of Charlotte that really has no relevance to the post so sorry for the digression).

@Bill Labrecque  and I are closing on a SFR flip towards the end of June and are in the process now of fine tuning our rehab budget for the project.The outside of the house itself and the landscaping is actually very well cared for.
