I now make it a habit to set clear expectations with lenders upfront and ask about their average response time

It can be highly profitable but making quick repairs  is the number one way to stay profitable. 

Make sure you're targeting the right neighborhoods to invest in as well.

While there were no major challenges due to the property’s condition, we learned how valuable a well-established network and quick decision-making can be in completing fast, profitable deals.

I am now in a position where I am trying to get a HELOC on the sf to make the repairs but the real estate taxes that were passed on to me are on a payment agreement.

Just make sure when you go to be interested, not interesting.
