Yessir I agree i ended up finding my own inspection person to help walk me thru properties so I can gain knowledge very good investment precision is key I try to be as transparent up front when sending out my contracts to cash buyers with my format also I get pictures on all the properties to show how distressed they are so I don’t waste the investors time or mine I like to help people out and I want both parties to receive what they deserveAnother reason why I need help with building a bigger and consistent cash buyers list so I can see what cash buyers like and what numbers work for them.

I'm glad you've learned some tweaks to make the next round of this even better, but don't minimize the "win" that this one was, both for you, the buyer, AND the seller you served with the cash offer!

They are not appearing in my organic motivated sellers from my #1 ranking website.Lists are garbage, and anyone still spending money on marketing on anything that has to do with a list is WASTING money!

I work heavily with investors and honestly, 70% never buy and do waste our time, however that is the nature of being an agent..doing what others won't because most of the 18,000+ licensed agents (just in Central FL.) are looking for the low hanging fruit and right now, there is plenty of that.

If they are currently on long term lease not set to end anytime soon, you don't want to waste your time with leasing and screening as there is nothing you can do until their lease is up.

Im new in the investing space and im looking for more experienced commenters to give you more insight into how to navigate the financing aspect of things.On a more personal note, if you do get involved in buying a property from a family member, my advice would be for it to be a clean cut to minimize any future problems.
