just say rent is not being paid, or should i include things like unauthorized pets and damaging property by not having water on since may and sprinkler system disconnected, damage inside property?....

When acquiring a large portfolio of rental properties, what strategies have you found effective for managing or dividing the properties?

I can’t see how to BRRRR effectively with these properties.

I'm super curious if anyone else has encountered this issue...We are RE investors in Denver - we've got 3 investment properties (or 5 doors).

I’ll have enough capital to cover 2 down payments 1: first property Under 5% because I’m house hacking. 2: And 20% for the remaining 8 properties.

I treat my tenants all the same and I fix things just as fast in my Section 8 properties as I do in my none Section 8 properties.

Cold called this property owner who wants $150K for this 2 bedroom, 1 bathroom 928 square foot home. 

Look at the potential rental income and whether it will cover your costs, including property taxes and maintenance.Taxes.
