My first post on BP, I've been a lurker for a long time.I sold my e-commerce company last year and have been doing some real-estate investing, I've bought and fixed up several personal homes over the years and have always wanted to get into real-estate investing.I live in CA, and I bought my first investment property in Temple Texas at the beginning of the year. 

@Megan Stone, the legal team that set up our structure used the state we live in to develop the holding company.  

I live in illinois / Chicago The response doesn't have to be related to my state laws I just need over all Info Basic rule of thumb.   

The numbers just don’t work where I live.

If this is indeed correct then why is there so much conversation out setting up out of state LLC's ?

We are also owner-occupying our buildings so we need to know how to safe guard ourselves with boundaries as we are living in our buildings, Jesse had some similar experiences.

I don't work in Worcester so I don't know, but in some cities (BOSTON) they have Floor Area Ratios, which prevent you from going over a certain amount of gross living space based on the size of your lot.
