Buying a primary residence with an eye toward investment is what I usually recommend for first-time investors, but there are many paths to success in this industry. 

Make sure the HOA doesn't have restrictions on vacation rentals. 30% is industry standard in most places.

The current tenant started lease in March of this year.I had installed new carpet: $1200, new furnace, $2,221, and new water heater: $950 all this year.I plan to have the property for 3 to 5 more years.Thank you in advance for your help, I really appreciate it.

For instance, if you paid all cash for an apartment building and you received a 7 cap, but you could buy an industrial building all cash and receive an 8 cap, then you would in theory rather purchase the industrial building.

I am from southern California and it will be my first time acquiring any properties for investment purposes.I will actually be visiting the area with my parents 11/23 - 11/26 and will be glad to meet with any lenders, investment specialists, sales agents, property managers, on here from the area, who is knowledgeable and helpful in regards to first time investor needs and interests.Since I am new on here, I am looking for any general tips, suggestions, links, and directions on this site on where I can find more useful information in attaining my goals.Thank you in advance and I wish everyone the best.Chris
