DeWitt proposed a solution to me that you could give a try (I have not done it).

I found several old forums related to this but none that seem to answer mine and likely many other landlord's needs and I am hopeful that there is some newer technology that can provide a solution.  

The we have gold brokers, bunker builders and all the others who make a living selling fear based "solutions", just think back to the panic buying of TP, flour and all kinds of other bizarre things during covid, all powered via the fear-4-profit industry in the US of which Youtube is the crowning jewel as fear and terror gets views, blue skys and stability is boring. 

That solution requires no digging.

I'm also into house hacking myself, and have spent a long time researching and coming up with cosmetic solutions to my own apartment, from painting, adding custom cabinetry, decorative molding to removable tile decals and wallpapers on Etsy.

I'd love feedback from anyone who has experience with this type of situation and any of the solutions above.

The only other motivation would be that your house is unique, in heavy demand, and nothing similar is available on MLS.A solution you might consider is the discount fixed fee broker.

He is violating your lease and your solution is to just change his lease to month to month?

Managing residents, investors, and contractors is not exactly a solution for high job satisfaction either. 

The learning experience we got out of it is indispensable.
