I would also check city rules here too, I know some cities in Colorado limit how early we can start loud work, while this is rarely enforced, you could be accused of trying to squeeze out the other tenants by being having the construction noise be a nuisance for them.

I'm constantly self aware of my noise level, behavior, presentation, image, time spent home versus away because I'm paying attention to these things of my tenant.

I will say STR PM deal with a lot, often at inopportune times such as the 3AM call for noise violations (so I am not implying they do not deserve their high fees).We self manage the LTRs (Pt Loma is a hybrid and outlier to our LTRs).

Most large apartment owners I know like to keep occupancy high and turnover low than to keep grinding out units to charge top market rents.

My second thought was how much I would hate to be across from a school if I were renting it - the noise level and the periods of high traffic in the area would be downsides I'd be sure to mention in a review.My advice would be: if you want to move forward with it, look into the local laws re: convicted sex offenders to make sure you can conform to them, and prominently disclose in your listing that you're across from a school.
