One of those was officially a flip, where I had a few friends invest in a duplex and we fixed it up and sold it at a profit.Many moons ago in Los Angeles, I had a real estate license and I also worked as a loan officer, helping people refinance during a refi boom when interest rates dropped.It's been nice to have been away, I feel like I have a fresh perspective.

One of the units was vacant and just being used as storage, so I cleared it out upon buying it and renovated it to attract new tenants.

If you happen across a house that has a shed in the back, consider renting that shed out as a storage unit.I'd like to think that with $30,000 of liquid cash, you'll be able to find a pretty decent property.

In my mind a fair way to proceed would be to either keep collecting and splitting the rent equally OR sell and split the profit and each starting fresh
