@Sharon Li you qualify, and service members are actually eligible to extend this exemption to 15 years, provided you're still in the military!

For existing tenants, you either don't extend their lease and they move out or increase their rent upon lease renewal and then ... they move out.

What you might do is to put the property under contract now and extend your due diligence window for 10-14 days beyond 12/31.
