They are the ones that have that little earpiece in their ear and the cell phone is nowhere in sight.

IMO, stay away from the major national VA lenders, most of their LO's are not experts and don't understand investors and house hacking and setting you up for success.  

Perhaps find a partner that is on the ground and other 3rd party partners that are experts in what you are doing (value add apt investing) and get going.  

Become an EXPERT at one thing and DOMINATE IT!

@Brad PierceDefinitely a huge topic and I'm not an expert, but there's significant content in a book called "Tax Free Wealth" by Tom Wheelwright (I believe).In that book he talks about the significant tax advantages of real estate and how some of them get cancelled out if you invest through an IRA.
