We got a call at about 6 pm from these tenants and according to them there was a thief and their doors are broken and not in working condition, luckily nothing disappeared from  their apartment, and they need our immediate action to fix a door.

I am a new investor currently deployed but expected to return in the near future, however there are a few things holding me back from jumping right into the mix of investing and I was wondering what some of yall did as your first step!     

First, you can hire someone who has vastly more experience than you have, and at a level you can never expect to accumulate.

I still have no idea what to expect as far as bidding goes, but I am feeling more and more confident in my ability to assess the value of a property for me and my business plans - we'll see how that lines up with how other bidders valued it. 

Most note buyers will expect a discount on your note, which will eat into your profits.

If you want to grow in any way, you have to be creative and make use of the tools available to you- Anthony mentioned several great leverage strategies, and if you employed any of them, you could likely make a move sooner than you expect.

I was expecting somewhere in the 5-6% range on a 30 year.

I haggle on every purchase I make, and I expect others to do the same.this is why I list my rentals at the top of market rate.
