People need to know and understand what is legal and acceptable to stay out of trouble, ignorance of the law is no excuse nor is ignorance in suggesting to act hazardously an excuse to post.I'd say that in any business you are confronted in situations where ethics and the legality of doing something comes into question, everyone in business at one time or another will need to decide what direction to take and how far they need to or can go, you can't be in business and not be confronted with these aspects.

That includes rent credits, financing an option price, an agreed lower future price after rents are paid as agreed....anything.Beyond the stated exemptions allowed there is no method to finance, including using your wife's dog in a trust, that circumvents the intent of the DF/SA laws.No, I'm thick skinned but I don't need to address you in that manner at all.Now, if you will excuse me, I'm headed to the bar!

I’m trying to make any excuse to my wife why the switch could randomly twist and push by itself.. and even if it is possible my wife left the switch barely on it wasn't clicking or wasn’t smell of gas either and she also cooked 6 hours prior to the 1:30am situation.

i'd not fine them for one day. my tenant was supposed to pay by the 5th, but he said his father in law died and they had to miss a few days work, so he is paying today. last month's excuse was his daugher's prom preparation. but he always comes through. he gets paid on fridays and asks me to hold the check to the closest friday. if he did not come through, then i'd not allow that, but they have been there over a year and always paid (knock on wood).
