If it’s excessive, I would ask the painter to itemize the invoice to break out the work to fix that and bill that to tenant.

I've talked to some other Property Managers in the south with excess of 1000 properties and they've found reducing your cancellation policies really moved the needle on bookings (maybe giving a 50% refund within 30 days instead of no refund).
