It is Excel based but it can print to .pdf with the right plug in.I paid 99 bucks for it one time about 8 years ago.

It will depend on what shape your property is in as to what you may have to do, you can always have the tenant inspection report come back with more things than you are willing to fix and refuse a request for repair, but that could put a strain on your relationship with the tenant if they continue to live there.

Once you develop a relationship with them they can be a great referral source for both sellers (listings that they can't sell and at the end of their contract) and buyers (were under contract and just about to close only to find out that they can't qualify for the loan).Hope that helps @Moises Suazo!

But whenever I actually call up a lender, I usually get a soft quote in the range of 5.50%ish and a large bank that I have a long relationship with won't even lend at 80%.

I think once I got the hang of it, I could make a nice MS Excel spreadsheet that would run the numbers real quick.Another reason why everyone isn't doing it is because you need MONEY (at least a down payment) to do it.

As long as your rents are good and you're getting the types of properties and tenants you want, this simplifies THINKING about it such that you don't need some crazy calculator and excel sheet to do the analysis on the purchase side.My view is that is much better time and thought energy spent on the actual construction as there are a thousand ways to control costs and bring value in a rehab.

NO Booze just coffee and soft drinks but of course designer coffee we are in the Pac NW after all.it was a HUGE turn out over flowed the office LOL.but I did do it with another person.. he helped cordinate etc.. and I invited a few people that he thought were direct competitors of his and the next day this kid calls me and basically chews me out.. .. that was the end of that relationship and the last time i go to any meet up other than if I am invited to speak as a guest speaker..
