I would not ever want to depend on home warranties, which are usually inadequate and has fine print everywhere - and often uses substandard contractors.

I like to have the original application with their SSN, birthday etc in case I ever needed to file something against their credit report.

I was wondering if anyone ever tried to make a deal with an owner where they purchase the property for much below the asking price, pay for the rehab and then split profits above a certain sale price?

Then you take over the property and utilize what ever exit strategy fits best to you. 

So for example my first ever purchase was a duplex i bought for $16,000 and had $21,000 all into and rented each side for $650 and really it payed for it self over the 3 year period.

All the houses I've ever bought were either in Tulsa or the Kansas City area.I have three suggestions.1. 

Happy to give more background, but suffice it to say we got off to a bad start and it's been downhill ever since.   

We are currently in the 2nd longest bull market ever....however it would need to run almost 5 more years to be the longest ever.
