I know that my biggest mistake was to ever trust anybody from CA promoting these properties at that time, including those TK providers and attorneys that also promoted in CA at various real estate events and still do.  

Include all the in's and out's of your business, and how you can benefit them.From here I will start promoting that page all over the social media platforms, newspapers, radios and TV if your budget can support it.

If you're willing to spend money on marketing, then hosting events to promote is a great way.

Sherrif sales / auctions should be used as an add on to your business after you have properties being secured by other means first then add this into the mix...i would focus on direct mail post cards & letters to absentee owners, probate, out of state owners, sign advertising, I actually do mailings to homeowners located on high traffic routes within my city and offer to rent space in their front yard for a small fee to put a marketing sign on their front yard, it works great and give you more credibility over a bandit sign on a utility pole...I also am an acredited BBB member, this works incredible when a seller is on the fence, it promotes you as a trusted advisor, I have closed more deals because of it.

Ultimately you are learning here, and want to find a partner that has the experience where you can bring something to the table to entice someone worthy of your skills to partner.

I personally prefer the accredited offerings because the nonaccredited ones usually don't match my personal criteria (i.e. they have too little skin the game, the sponsors don't have full real estate cycle experience, LTV's are too high, have floating-rate debt, fees and promotes are uncompetitive, etc).Having said that, Blackstone has the largest nonaccredited investor offering in the industry (BREIT) and a smaller but similar one is from Starwood (SREIT).
