I tried a lot of different aspects of real estate investing, took a crash, lost it all decided to focus on one thing I did well and become exceptional at it.I always enjoyed transforming ugly houses into beautiful ones, never liked dealing with tenants.decided to put all my eggs in one basket and guard the basket.., focus on one thing.... best decision I ever made.

I've been enjoying the GREAT posts here on BP for a couple weeks, soaking up the info and listening to podcasts.  

I'm not afraid of hard work and I really enjoy 'learning by doing'.

I would recommend you find a lender who enjoys working with the investor/self employed borrower or one who invests themselves because those are the ones that can probably be a huge resource to you.

@Leslie A. gives some great advise about mobile homes and I enjoyed her comments with regards to people having their negative opinions about the industry.
