It seems like a newer apartment complex in a quality area with 2 years of solid rent history would be attractive to them even at a low cap rate.

It rarely results in arrest if the person was not dealing and does not have a long history, and there is no reason it would jeopardize your property or other tenants in any way.If neighbors were complaining and this person was constantly getting caught for the same thing, or selling drugs, that would be a different story.

@Orazio Difruscolo I've heard 90 days but some of it could boil down to your work history as well.  

@Blake Pruett if you have the cash but not the credit history you can look to an HML to get into a property that will likely require some significant rehab/renovations and refi out.
