I am currently in the final part of a "new" building duplex in Houston.

in 2013 i bought a duplex from a guy who had over 200 units. 

Knob & Tube or Aluminum Wiring (even if you can't see it in basement or       attic have your electrician check to see if it's still in the walls)4.

I purchased a foreclosure duplex 4 years ago and used the banks recommended Title agent and purchased Title insurance.

You don't have to do that, but it's courteous considering that these are people you share wall(s) with. 

The monthly premium on that one is about $165/month for an insurance value of $125K (duplex). 

So the only solution we thought about (not sure if this is a novel idea but I haven't heard too many doing it) is to rehab duplexes and triplexes and then supply the apartment to Section 8 tenants.

A single family home or a duplex or a multifamily home?

I'm renovating a 2/1 duplex; unit 1 became vacant a few months ago so I did a full renovation on that unit, went with tile flooring and granite counters.
