If you build up to 20% equity in your home and then can draw up to 90% LTV, then that is only 10% you have access to which is what you would have spent the next 6 months putting in there.

I do know HMLs that lend to new investors right now, but you still need to have capital even at 100% financing to handle closing costs, fees, draws etc.

@Ryan Guffey It did then covid happened and I was furloughed ,so now I’m a FT investor.Remember in your budget that although HML will pay 100% of the rehab,they don’t give you that money,you pay the contractors then you get reimbursed.You also pay an inspection fee and some charge a draw fee.I try to split my projects into no more than 4 draws to keep these costs down,but I may be floating 6-10k out of pocket for a week or so.Best of luck.

The only downside is there is an early payoff penalty in the first 12 months of 4%, but there is plenty or equity to draw on in a BRRR strategy to cover that or just wait until next spring and refinance at that time.
