If this is just a one-off situation and not a normal course of business, meaning you don't do more than three of these in any twelve months, you will be exempt from federal Dodd-Frank and Truth in Lending laws related to disclosure paperwork and also due diligence to make sure they can really afford to finance the house with you.

All I'm seeing is NWA in all these facebook groups I joined and have been bombarded with 18 year old "Wholesalers" who are apparently licensed agents but want me to sign a non disclosure agreement before I can get on their "buyers list".Their process is much different than here in Washington, they want 10k non refundable earnest money directly wired to the wholesaler not the title company, no inspection period.
