It will need new kitchen flooring, new kitchen countertops/sink, possibly new kitchen appliances although I can probably make by with what is there, new vanity and bathroom sink, new bathroom floor, paint, new carpet, new doors, new vents and outlets, and thorough cleaning.Should I try to get a clean up crew in there to get rid of the junk (left behind by the movers).

@Capricia Almanzar I saw recently in December a university group ASEZ, clean up three streets in newburgh I believe it was in late December, the idea is that with cleaning up city streets it will reduce crime and overall make a better community.

You'll also need electricity, not only to probably do some of the clean up but you'll want to be able to turn on lights, etc. when showing the property.

If that's truly the case then why aren't these complainers already in property management, if they're as good as they say they'd clean up (Note that as apartment investors grow their portfolios, owning a property management company typically becomes more efficient than hiring outside companies).

Conventional will require at least 1 yrs returns as a SE borrower (with qualifying income), as you already know, but even without a return, you will need to provide that info through bank statements, asset depletion schedule, CPA produced income statement...something.
