Not a whole of 2+ unit properties in the DC metro, but you should be able to find one within a decent drive to the metro.

The place is in decent shape inside and out, it's been sitting without utilities for over 100 days which is a concern to be evaluated during inspection, if I make it there.

I also found a few vacant forclosure houses in Norfolk selling for half the value they look like they are in decent shape but needs some rehab to get them looking new again.

If you have a serious mold issue in a house you plan to sell to someone else, be a decent human being and get it remediated by a professional.  

Additionally, I plan to purchase non-owner occupied investment properties along the way so that in 10 years I have a decent passive income set up. 

The seller bought the property at a presale 2 years ago for 406k than it shot up and than sunk again with oil prices. 

Apparently, they spoke with the past owner about being nervous to live on the ground floor without a security door - this is a pretty decent area and not a high crime area.
