Red Brown I got greedy and Credit scores dropped guess I over did it.

I was told at the credit union (I've been with over 20 years )that home, auto and student loans inquiries are seen differently than ones for credit cards If you get a quantity that the risk level goes way up and lots of peeps end up bankrupt.

at 128 K this will pass the 2% rent criteria but that is a far cry from the asking price of 225k.I wonder how seller will feel about an offer this low !

I want a couple of days to change locks, clean, and paint, perform some minor maintenance so my new leases would be starting by August 28 this year, giving the students time to move in prior to classes starting.

i use encompass insurance that has great rates. the agent is a moron, he can't put a sentence together in an email. he never uses any punctuation for crying out loud...but i digress.. i tried to switch and the 4-5 companies i called (not rob's) told me "forget it. i can't compete with Encompass". and the replacement values are insanely high. most of them are worth around 100 and the replacement value is at around 190k-210k. they would not lower them either.the bad thing is that they insure up to 4. i have to have Great lakes for the others.

I'm about to close in on my first purchase which will be intended for student housing at one of the local universities [that my son happens to be attending - and interested in living in a group house instead of an apartment ... so it seemed a good choice as a starter for me].Here's my quandary:  As a mom paying the rent, I liked when my older son's residence included a utilities stipend [wording?]

I just listed the property and don't think I will have trouble filling the space, but given that she is not a student (about half my tenants are) , so potential for drama is likely lower.
