Some of them can pre qualify you without credit pull and they do a desk top appraisal. 

You'd qualify for this loan by your credit score (660 min but best terms above 720) and the DSCR ratio (your rental income/PITI). 

Then you make a recurring JE that debits Depreciation and credits Accumulated Depreciation each month for the prescribed amount.

For smaller loans like that, regional banks and credit unions are often the best fit.

Given the seasoning period clears and your credit score is good, you should be able to get a much better deal.

@Joel OhIf you're in a competitive market a small value add to your rental can tip the scales in your favor to booking.

I have good credit and enough money saved up for a down payment.

These loans are focused on your credit score, lease vs principal interest, taxes, and insurance, and liquidity position for qualification and do not require tax returns or W2’s.
