I think the major issue with crowd funding from what I can see is they are based in one part of the country and doing deals all over the place and they simply cannot be experts in all markets.. as opposed to a local HML who has been lending in the same market for years knows values has repeat borrowers etc etc.

It's been my experience this person named "everybody" usually knows nothing, but is the most common "expert" on all that is...and probably the biggest killer of dreams.The last person to leave was asked the same questions.

If you are going to play in real estate game then you need to have experts around you: accountant, real estate lawyer and title company are a good start.A rehabber that does any level of volume is going to be classified as a dealer by the IRS.
