Second- if you bought it how much to expand units or X amount of dollars, compared to potential income.HERE they are still building these things as fast as possible,,,they are EVERYWHERE.BUT thinking this is the most return on least repairs your going to find in real estate,,,,no leaky sinks,no clogged toilets,no carpet to replace for every tenant,etc etc etc and generally no neighbors that cant get along,,,or domestic calls to police etc.Here anyway there is no office,no central renting place,,you call a phone number and they give you a key to a numbered unit.

(Unless it's purchased in the name of an LLC with a different hub).Why not use the same strategy and purchase a duplex live in it for a year and use owner occupied financing?

I have only scratched the surface of the forums and articles and am excited to see such good, genuine information.First and foremost, I would love to connect with someone or a few people in California, preferably the Central Coast or Southern California, who are walking the walk as residential and/or commercial property investors and/or wholesalers.I think getting started as a wholesaler would be my best bet.

I'll be looking at a MH in Central NY area... in talking with the seller through email (apparently he's out of state) he keeps saying that it's worth $15k mint, and because of some water damage to the bedroom, he's kindly dropped the price down to $5k.Did I mention it's a 1984?
