If your plan is to rent these places out, as long as the numbers add up and you can get tenants in there relatively quick, all you'll need is that down payment to get started!

My plan was to take few trips back to Virginia, try to network and prepare my plan before leaving Dubai and going back for good.  

A lot of coaches (if they're good) should be able to shorten the learning curve for you individually, by understanding precisely where you're at and tailoring a plan for you... but ultimately, I wouldn't lose sight of the fact that you'll still have to put in the time and get your own first-hand experience with it - that's where the real, tangible learning happens.

The owner of the property really needs to hire an estate planning attorney.
