Rather I'm looking for a mature STR market with enough supply that makes it worthwhile for my co-hosting business to bring our services.One variable I'm digging into is how many STRs are self-managed vs managed by a PM or co-host.

It seems you have done what can be done and now it's time to ask the question of where do you want to be in a few years when you recover.If you do a "strategic" bankruptcy (just a fancy way of saying starting over and doing better next time) you can be back in business debt free with bad credit and no creditors hounding you.

Is there a centralized place/website that one can go to, to be able to see all the relevant metrics that one would need to know before they make a decision on whether it would be a good idea to invest in a particular area or not?

I'm kicking around the idea and wanted to gauge interest.

It is possible they may not be able to leaglly see you the CFD if the business is not in good standing.If a title company can't find their file by an address that would scare me. 

The Howey test is still somewhat applicable for determining if the sale of a business interest is a security or a business opportunity .  

My idea was to build a single family ADU since I researched that the you need 1200 sqft of land per unit and the lot is .1 acre (4356sqft) so the lot can only allow one more unit. how much would it roughly cost to build a 2 or 3 bed adu?

Is it a bad idea to invest out-of-state for a first time home buyer/investor?
