Bonus points if there is information on running a prop. management business for foreigners.For example, from my best research it can take months to get a Federal tax ID number for a foreigner, is this is necessary out of the gate?

The bonus for me is that all my properties are realatively close by so that makes it a lot easier as well.

@Bill Manassero  every market has its pluss and minus and every market money can be made.buy and hold in todays market is a little different as it tends to be quite static in most mid west markets IE rents are stable and not really moving up or down.and the ship may have already sailed a bit in PDX.. with prices and rents rising 20 to 40% in the last 2 years.. so if you bought rental two years ago in PDX your rents have gone up significantly.and as the added bonus your properties have appreciated 20 to 30% as well over the same time. 

Add in some bonus point such as a hot market, University, and a thriving economy, with a YOUNG age demographic, and now you're talking about <10% vacancy year round.

Could you touch on and maybe give an example of how bonus depreciation works, I am not familiar.

From an asset protection standpoint it is also a bonus that you can implement more anonymity because you can have your attorney sign for the land trust, removing your personal name from public record.This isn't legal advice, just my opinion as a real estate investor.

You could go with a fixed firm price, but ultimately you might pay a bit more than it otherwise would have cost to have those assurances, as they'll pad their bid to cover unknowns.Unless you're willing to pay a bonus if they come in under time (and of sufficient quality) I'd be hesitant to try and push a penalty. 

Bonus points for paying early, even. 

It might get messy timing wise with your relocation bonus but something for you to weigh.
