There's always more than two choices.

Generally, people want openers and if it is effecting the conditioned areas, insulated will be beneficial for little money.But, if the garage is already too small for any real vehicle usage, I would avoid the opener.

Jim,You can do as you described with moving the properties into a land trust then assign the beneficial interest to an LLC.  

Prospective renters have the choice of doing an instant booking or an inquiry.If they don't meet all your requirements then you will have to accept them.

I love my career choice and I choose to work endlessly for every client I have, the majority of brokers/agents I know work well over 40 hours a week and will drop anything they are doing for a client's needs.

Another opportunity I feel would be beneficial is to do student rentals by the bedroom to get an even higher rental rate.

But it's a good guess they didn't think that far ahead and didn't do that.All of that is their choices and their problem. 

The more you know about what is available the more educated choices you can make about your next property.
