There is definitely something to be said for the ease-of-access and gentler learning curve. 

Get your profits, then get a better criteria set for buy and hold deals, then start trying to acquire one, if that is the goal.

This would allow you to have access to quick, short term money without holding $50k in the bank.

Whether you sell it or rent it you will have problems with the driveway if the only access the upper unit has is through the lower unit driveway. 

I don't think I will stop acquiring (good deals only) until it is not fun anymore.

I certainly agree that if a property is underwater, I probably would not be interested.One of the properties I plan on acquiring happens to be an old friend who at her age, has no interest in purchasing a new house in the future.
