I am sure the text for what one can and cannot do from the IRS and any other governing bodies is long and difficult to totally understand and may be open to interpretation - I know many things with the IRS are.  

Since I'm new to the area, I don't have a whole ton of connections yet.

In TX, you are supposed to transfer ownership also with a statement of ownership form , and there is a whole process and protocol for doing this with making sure the taxes are paid. the TREC contract i think you technically have to be an agent to use it and don't think you would use it for a park. 

I have found quite the passion for the whole "rehab & rent" vehicle and have found such a great deal and am ready to dive in.

New Invesetor in the whole process, looking for a agent in the South Florida area who has a great eye for deals and is investor friendly.

Read the book, "A Whole New Business" by Gene Trowbridge. 

I get the whole 1.market to motivated sellers 2.put house under contract 3.market to buyers  4.find buyer 5.collect check.

You will want to talk to a CPA though about what exactly that would mean for you, and how to structure everything (capital contributions, loans, etc.) to achieve the results you are looking for.The attorney is probably even more important to talk to in this situation.
