An hour with a decent contract on-site will result in an estimate, and that will give you a clear idea of what will be involved in the rehab.Oh, and whatever they quote you for time and cost, multiply both numbers by at least 1.5!

When I took this down I thought I would be some were around a 20% cap rate...it ended up being a 15% cap rate which is an estimate based off estimated expenses since we just started housing people in Dec. 2018.

(sorry I got side tracked) There are a lot of skills needed to wholesale, luckily I have those skills, you need to know how to estimate rehab costs, find the correct ARV and be able to recognize the deal.

For example, if you need to renovate the kitchen, you simply pick the style of kitchen you wanted, input the sq ft data, and the tool would then create an estimate, a scope of work to present to the contractors, and an order list which you can import into homedopt/lowes to order the materials.I have been a PM for a GC for close to 7 years, so I understand estimator tools.

It is not one of the massive 15 or 20 bedroom rentals, but it is a VERY nice, high-end furnished home with a spectacular view.Our broker estimates gross rental of 170K per year (and upwards of over 200K once the additions are completed).
