Your main challenge is that it's under the Fannie/Freddy minimum loan amount.You could approach some local/regional banks or credit unions and you would probably find some that will go as high as 70-75% LTV.

Residential appraisers rarely do the income approach.If you will approach local/regional banks for a commercial loan or portfolio loan they will probably look at the deal from the income/caprate approach and will require the appraisers to evaluate the property in the same manner.
