The front yard has completely overgrown bushes, tools and bags of mulch that have been there for years.The neighbors informed me the owner moved out of state about 6 months ago to retire and will figure out how to sell it down the road.Ideally, I would love to hold on to the property as it is right next to another rental property I own but I only have about $65-70K max to spend.

The key is to find the right size and shape building ('floor plate' is the industry term) at a price well below replacement cost and assume that the only salvageable part is the building shell and sometimes only the facade.

Landlords are required to hold tenant property before they may dispose of property, so you need to know those state requirements.I'd say safeguarding might be reasonably met by moving stuff out into a fenced in yard in the back or on a deck and throwing a tarp over it after the term expires, depending on what the property might be.

Have an area in the back yard that would look better in grass but is suitable for parking cars due to access.
