As is typical, most are held in LLC or partnership names, which makes phone numbers very difficult without some additional work to find the name of the principal of that LLC, and then their number.

It doesn't make too much sense to sell a portion of the property if you're going to contribute it to an LLC (theoretically taxed as a partnership).Generally no gain or loss is recognized on transfer of assets to a partnership.

Assuming this is a decently size multifamily property (30+ units) and you are bringing capital from other investors, it would be really important to have an experienced operator for the first deal or two.As others have noted for #2, you can structure the partnership anyway that you please.
