I think its pretty much a no to all those questions.on the HML if your a premier borrower of a certain HML U maybe able to get 100%but not until you have a lot of history and completed deals with them.HML are almost always interest only.

thank U for claifying having been in the Timber business for many years last thing you want is someone trying this on their own.not only the tree falling but mangling them selves with the chain saw. their is a very robust art to downing treesin our work a day world we were working with softwood Doug Fir Cedar Pine .. some redwood so those babies were 100 to 140 foot tall.and a good feller could drive a nail they were so acurate at dropping them.. but most anyone who has worked in that line of work is missing digets or got maimed somehow.. my partner had a log roll on him and those things weight thousands of pounds crushed his foot.

Like Ivan who posted I know he puts a big chunk of his own money into his deals does larger deals and has built up over the years a very impressive portfolio and has the staff with him to handle it all.If U follow some of the crowdfunder flame outs they grew their portfolios faster than they had ability to handle their thousands of investors.. and when investors cant communicate on almost an instant level these days it gets pretty dicey pretty quick.So to me it just depends on your staff and ability to manage others money.
