Are townhomes good investments?

Hello everyone. I'm looking to purchase some rental property. I'm considering purchasing a townhouse. Two questions. Do you guys recommend incorporating to HOA fees in the monthly rent amount that's charged? Also are townhomes an overall good investment period? thank you
