Sounds like you have a lending dillemna, but if you have the right situation of equity and potential you may look at a non-traditional lending set up with a hard-money lender for a bridge of one year.

Hi I’m an investor in Philadelphia but we currently live in south Jersey near Philadelphia(near Walt Whitman bridge).

The rental income from even one ADU like a basement studio apartment would easily bridge that gap, BUT to afford a property with that kind of space we'll need to pay more for the property as well as (possibly) pay for the ADU conversion/construction.
